The Central Real Estate Manager is responsible for the acquisition of new retail and service properties. This person will negotiate the lease as well as present the terms to executive management. We are seeking someone who has an analytical and strategic real-estate background in help develop a profitable portfolio of properties within each respective Country/Geo. The individual will also be responsible for the renewal, relocation and expansion of existing locations. Ideally we are seeking experience of someone who has worked for a premium retail/automotive brand or brokerage firm and understands the dynamics of the entire development cycle as the Real Estate Manager works closely with our local Market Expansion, as well as with our Construction and Design team to open locations on time and under budget.

What You’ll Do:
• Gather and evaluate economic, demographic and other market data to identify and prioritize key trade areas 
• Responsible for researching and analyzing sites to established guidelines, procedures and policies 
• Visit and inspect prospective properties to determine suitability 
• Prepare site evaluation packages for executive management 
• Negotiate LOI and work letter alongside outside real estate broker
• Negotiate lease alongside outside Counsel 
• Effectively manage outside brokerage and attorney relationships
• Understand zoning and licensing requirements per state and works with outside Counsel to establish dealer’s license for each location 
• Works with project managers to establish work letter
• Works closely with project manager, design manager, accounting and finance teams throughout the lifecycle of the lease to determine build-out and capital budget amounts 
• Negotiates tenant improvement allowance amounts from Landlords
• Deal with ad-hoc Real Estate related projects or queries. 
• Be point of contact for Tesla Market Expansion team to discuss and align on real estate matters, as well as overall planning strategy
• Be point of contact for landlord interaction on existing portfolio 
• Manage existing portfolio, which will involve various tasks, such as renewing/terminating leases, acquiring parking spaces, negotiating bank guarantee returns, actioning lease critical dates etc.

What to Expect:
Tesla is seeking an all-round Germany based public policy and business development manager to join its growing Energy EMEA team. In this role, you will play a critical role in shaping and influencing the political, regulatory, and fiscal frameworks that support Tesla Energy’s mission primarily in Germany. Your focus will be on advancing the growth of Tesla’s Energy products like Megapack, Powerwall and Autobidder in these markets. 
Over time, you may transition your focus to other Central-Eastern European countries and work towards achieving the same objectives.
To be successful in this role, you should be passionate about Tesla’s mission, possess strong written and oral communication skills, and be able to combine strategy and detail. Extensive experience with German legislative and regulatory advocacy is needed, combined with sound understanding of the German energy markets.  

What You’ll Do:
• Lead policy engagement processes on energy related matters, including national parliament, the national regulator, concerning Tesla’s storage, retail aggregation and market optimization products
• Manage day-to-day relationships to maintain and grow high impact network within key public stakeholder offices, industry partners and trade associations
• Proactively identify regulatory opportunities and barriers and resolve them
• Provide internal impact assessments of policy changes on Tesla energy related business, as well as recommended actions, to Tesla leadership 
• Work with other national Tesla policy, regulatory and commercial staff to ensure consistent positioning, policy preferences and actions
• Support in relevant policy matters across Tesla’s other EMEA markets

What You’ll Bring:
• 5+ years of experience in public policy, government affairs, or a related field, within the energy market in Germany. Experience within battery storage and energy flexibility is considered a plus
• Proven track record of successfully influencing policy outcomes and working with government bodies and industry stakeholders in Germany. Experience in other markets in the area is a plus

The Employee Relations Partner conducts investigations into employee relations concerns and supports overall positive workforce engagement. This position is both hands-on and strategic and requires a high degree of collaboration to provide investigative and employee relations expertise. This is a full-time onsite position.

What You’ll Do:
• Independently conduct unbiased investigations, determine findings, and prepare all required documentation. This includes but is not limited to preparing a clear and concise report summarizing findings of the investigation in accordance with applicable local laws, as well as maintaining case management/tracking tools.  
• Conduct in-person, web-based and phone-based witness interviews. Analyze information collected from witnesses and evidence and reach timely and well-reasoned conclusions.  This includes effectively assessing witness credibility and fostering effective communication with all individuals involved in the investigative process.
• Maintain confidentiality and sensitivity to all issues.
• Identify relevant investigation issues, potential evidence and investigative actions and identify and partner with other teams as appropriate to ensure follow-up on employee concerns. Maintain consistent interactions with leaders, partners, and employees to help navigate new or critical situations that require ER expertise spontaneously.
• Participate in projects led by the Employee Relations team as needed.

What You’ll Bring:
• Bachelor’s Degree and a minimum of 3-5 years of experience with workplace investigations (experience investigating allegations of harassment, discrimination and retaliation).
• Knowledge of and experience applying local laws, statutes, which govern employment policies and practices.
• Thorough understanding and application of workplace investigations best practices and standards, including conducting neutral fact-finding interviews, navigating key partnerships, credibility assessments, and maintaining confidentiality.
• Ability to build strong working relationships across all levels of the organization.
• Excellent planning, organization and time management skills, attention to detail, ability to handle multiple tasks, and work in a fast-paced, time-sensitive environment.

• Expert knowledge of low voltage electrical systems, video management systems, access control systems, and other technical security systems and devices.
• Experience with industry standard installation tools and safety practices.
